Vistry acquires 34-acre site for 540 mixed-tenure homes in Oxford

Vistry, the UK’s leading provider of mixed-tenure homes, has exchanged contracts to acquire a 33.75-acre site in Yarnton on the outskirts of Oxford, with outline planning permission for the delivery of 540 mixed-tenure homes

Known as Yarnton Fields, the site is located on the edge of Yarnton village, four miles north west of Oxford city centre. Designated as an allocated site in the Cherwell Local Plan for development, Yarnton Fields has already secured outline planning permission for 540 mixed-tenure homes as well as a community hub and elderly/extra care provision to help address Oxford’s housing needs.

A minimum of 43% of the total number of homes being delivered at Yarnton have been designated as affordable and provision has also been made for a community work hub, elderly/extra care provision, new playing fields for William Fletcher Primary School as well as public open spaces and community woodland surrounding the site. Vistry will also be contributing £19 million to the provision of essential facilities to support the sustained growth of this new community.

All houses within the scheme will meet the Future Homes Standard, utilising air source heat pumps and delivered using timber frame panels produced by Vistry Works, Vistry’s manufacturing arm served by its

three factories in Warrington, Leicester and the East Midlands. Vistry Works is an instrumental part of the Group’s strategy, enabling the delivery of modern methods of construction at scale to build high quality new homes faster, more economically and in a more environmentally friendly way.

The Reserved Matters planning application for Yarnton Fields is anticipated for submission in spring 2026, and, if successful, works are likely to commence in early 2027.
