Vistry secures planning approval for 265 new homes in Steyning
Vistry, the UK’s leading provider of mixed-tenure homes, has received Reserved Matters planning permission from Horsham District Council for a development of 265 high-quality new homes on the Glebe Farm site, off King’s Barn Lane in Steyning, West Sussex.
The development will provide a mix of private and affordable homes, with 40% of properties designated as affordable housing, including options for affordable rent and shared ownership. This scheme will help meet local housing needs and create a vibrant, sustainable community in this sought-after location. Construction is expected to commence in early 2026, with the first homes anticipated to be available later that year.
In addition to a wide range of house types, the plans include extensive green spaces and community features such as 11 acres of public open space, a community orchard, children’s play areas (LEAP), and a network of pedestrian pathways and cycle routes. The scheme will also deliver swift boxes to support biodiversity, and
sustainable drainage systems (SUDS) integrated with natural habitats. The development will be gas-free, reflecting Vistry’s commitment to sustainability and future-proofed design.
Alex Jordan, Managing Director at Vistry South East, said: “We are delighted to have secured planning approval for this important development in Steyning. This milestone allows us to move forward with delivering much-needed homes, including a significant proportion of affordable housing, in a way that enhances the local environment and supports the community. The inclusion of green spaces and amenities reflects our commitment to creating places where people can thrive.”
