Vistry to build 250 homes in Balsall Common with over £5.5m investment in local services
Vistry, the UK’s leading provider of mixed-tenure homes, is set to deliver 250 high-quality, mixed-tenure homes backed by a £5.5m investment in local services, following the completion of contracts for the 31-acre site on Hob Lane, in Balsall Common, Warwickshire.
The development, which was granted outline planning permission early 2025, will deliver a 50/50 split between affordable and open market homes, supporting local housing needs and expanding Vistry’s presence in the Solihull Borough.
Located on the south-eastern edge of Balsall Common, the site has excellent transport links to Solihull, Kenilworth, Coventry, and Birmingham. The development will include a mix of homes, public open space, play areas, parking, landscaping, and sustainable infrastructure. Local amenities and schools are within easy reach, making the site ideal for families and the wider community.
Vistry’s commitment extends beyond new homes, with over £5.5 million allocated to enhance local services, including funding for schools, healthcare, sports facilities, highways, and public transport.

The open market homes will be sold through the new Vistry Homes Collection and under the premium Bovis Homes brand. Many of the homes will feature timber frames, manufactured by Vistry’s own operations, supporting sustainability and efficiency.
Work on site is hoped to start in late 2026. subject to reserved matters approval.
