Vistry buys land for 100 high-quality homes at Branston Locks
Vistry, the UK’s leading provider of mixed-tenure homes, has acquired land from Places for People Developments to deliver 100 much-needed family homes at Branston Locks, near Burton-upon-Trent, one of the UK’s first large-scale urban extension schemes.
Branston Locks is a 400-acre mixed-use scheme which, once complete, will create a sustainable new community of 2,500 homes alongside one million sq ft of commercial space. The former agricultural land is being transformed to include extensive green infrastructure, including a 70-acre hillside park and leisure corridors with open spaces for sports and recreation facilities managed by the Land Trust.

Places for People acquired 103 acres at Branston Locks last year, forming part of a wider phase that will deliver approximately 1,500 mixed-tenure homes. Across the wider development, more than 500 homes are already occupied, with a further 400 under reserved matters approval.
The wider scheme, which received outline planning consent in 2015, includes employment space, a local centre with retail units, a residential care home, planned community facilities and education provision. A new primary school opened in September 2024 and sits alongside a newly built secondary school adjacent to the site, helping to provide access to education from early years through to sixth form.
The development is also supported by significant infrastructure investment, including primary infrastructure and a £10m upgrade to Branston Junction, designed to future-proof the local road network.
A planning announcement and details of Vistry’s onward partner deal is expected later this year.
