Introduction
Kirkleatham Green is one of Vistry’s flagship developments, delivering 654 homes across three phases in Redcar with a Gross Development Value of £119 million. This landmark project reflects our commitment to creating sustainable, high-quality communities through strong partnerships and innovative delivery. Combining build excellence with efficiency, the scheme incorporates Lifetime Homes principles for accessibility and futureproofing. Standardised house types and streamlined supply chains have enabled faster delivery, with early completions demonstrating our ability to build at pace. Sustainability is central to the development, with low-carbon construction methods and energy-efficient features integrated throughout.
Housing Delivery and Affordable Homes
The development includes 375 homes offering a mix of tenures, such as open market sale, shared ownership, private rent, and affordable rent, alongside a supported living village of 75 homes designed for people with specific housing needs. Phase Three, currently underway, will deliver 204 homes, with 130 acquired by Beyond Housing for shared ownership (81), affordable rent (23), social rent (6) and rent to buy (20).

Employment and local business
The creation of Kirkleatham Green has enabled Vistry to work with local people and offer training opportunities. Vistry worked closely with local schools and colleges to discuss career pathways for young people and to provide apprentices with onsite experience.
This development has:
- Hired 10 local employees from Redcar and over 45 through the supply chain.
- Hosted school visits from Green Gates and Sacred Heart RC to promote careers in construction, including a science-focused session on materials and sustainability.
- Supported Redcar Technical College with mock interviews and feedback.
- Partnered with Beyond Housing to provide apprentices with on-site experience for their assessments.
- Sponsored local groups, including the Redcar football team and Redcar Sanctuary at Kirkleatham Hall.
- Delivered 164 weeks of Level 2+ training and 143+ weeks of apprenticeships on site.
- Engaged local schools for 28 hours of career-focused activities.
- Created 25 full-time equivalent direct roles.
- Generated a Total Local Social Economic Value of £15,693,690.
