Marlowe Road regeneration reaches new milestone as 30 more social homes are completed
The regeneration of the Marlowe Road Estate has reached another major milestone, with 30 new social rent apartments shortly to be handed over to Waltham Forest Council. This means more local families will soon move into safe, modern and genuinely affordable homes.
Earlier this week, councillors, the Deputy Mayor of London for Housing, and delivery partner Vistry visited the site to see the new one-, two-and three-bedroom homes. These form part of the final stage of a decade long regeneration project that is due to complete later this year.
Delivering high quality homes for local families
Construction began in 2016, and so far, the project has delivered 538 new homes, including 115 for social rent and 94 shared ownership homes, with the final 18 social homes due in spring. Once the final phase is complete, Marlowe Road will provide 589 modern, energy-efficient homes, with 44 per cent of them affordable across the development.
The regeneration has focused on creating a safer, greener and more welcoming neighbourhood, replacing ageing buildings and improving public spaces and facilities.
A decade of positive change
The transformation of Marlowe Road has brought a range of new benefits for residents and the wider Wood Street community, including:
- a new Co Op, Post Office and over 1,100 sqm of new commercial space
- the new Wood Street Library, now a learning and cultural hub for all ages
- a redesigned public plaza with fountains and a children’s play area
- extensive planting, landscaping and new footpaths and open spaces
- the Marlowe Road Energy Centre, helping supply cleaner, more efficient heating
These improvements have helped strengthen Wood Street as a thriving local destination, supporting businesses and creating more places for people to meet, learn and relax.
As part of its long‑term commitment to the Wood Street community, Vistry has also delivered a range of social value initiatives alongside the physical regeneration. This includes building a new garden kitchen and outdoor classroom for Henry Maynard Primary School, enabling pupils to take part in healthy‑eating activities and Forest School sessions throughout the year.
Vistry has also supported pathways into the construction industry, hosting Women into Construction placements on site to encourage more local women to pursue careers in the sector. In addition, it's Get Into Construction programme has helped two local residents move into apprenticeships with Vistry’s subcontractors, creating lasting employment opportunities linked directly to the project.
Looking ahead
Following this week’s visit, the final 18 social rent homes will be completed in spring 2026, with the last private homes for Countryside Homes’ (part of Vistry) Feature17 development, will be delivered in autumn 2026. This will mark the full completion of the first major estate regeneration of its kind in Waltham Forest.
The handover of the 30 new homes is an important step towards the council’s commitment to delivering high-quality, affordable homes and building strong, sustainable neighbourhoods.

“Not only that, but every new affordable home also delivered here at Marlowe Road, and in every housing development across Waltham Forest, puts downward pressure on the council’s wider housing costs, such as temporary accommodation. This means we can reinvest in the vital services that residents deserve today, as well as the housing developments we will need tomorrow.”
