National Housing Bank and Vistry Joint Venture Announces Acquisition of Gamston Sustainable Urban Extension, Nottingham, as First Site
PlacePoint, the £150 million joint venture between the Government’s National Housing Bank and Vistry, a UK major provider in mixed-tenure homes, has announced the acquisition of part of the Gamston Sustainable Urban Extension (SUE) in Nottingham—marking the first site to be brought forward under the partnership.
The Gamston acquisition represents a major milestone for PlacePoint, which aims to deliver around 4,000 homes across multiple locations nationwide. The joint venture partnership is focused on delivering mixed-tenure communities at pace and supporting SME housebuilders, contributing to the Government’s ambition to deliver 1.5 million new homes.
At Gamston, PlacePoint will lead the delivery of the first phase of a new, well-planned neighbourhood, including up to 1,600 homes alongside the infrastructure needed to support a thriving, long-term community.
Beyond housing delivery, the focus at Gamston is on creating a place where both new and existing residents can feel a strong sense of pride and belonging. Plans for the SUE include safe, walkable streets, improved cycling connections, access to green space, and essential local services. The new community will also provide schools, healthcare, local centres, and public transport links ensuring a sustainable, connected neighbourhood designed for future generations.
While the development is already progressing, with the first phase submitted for planning, the partners are committed to continuing to shape Gamston in partnership with the community. Building on work already undertaken, a programme of PlacePoint led local engagement will form a central part of the next phase ensuring a wide range of voices help shape the detail, including those who are not always heard. There will also be a strong emphasis on long-term stewardship, ensuring the neighbourhood is well managed and maintained for generations to come. Social impact will be measured to support the communication of both the tangible and intangible benefits to both the new and existing communities.
Gamston SUE was adopted through the Local Plan for Rushcliffe in 2014 as a key location for much-needed housing and economic growth.
The SUE is larger than just the PlacePoint phase, totalling around 4,000 new homes, local centres, employment space and is being brought forward collaboratively alongside Taylor Wimpey and Barwood Land and Arc Partnership on behalf of Nottinghamshire County Council, with all partners working together to deliver a
comprehensive scheme, with infrastructure and facilities coming forward in step with development to benefit both existing communities and future residents.
Jennifer Murray, Director for Products, Equity and Partnerships at the National Housing Bank, said: “This joint venture brings together the expertise and long-term vision required to unlock complex sites such as Gamston. By working collaboratively with partners, we can accelerate the delivery of high-quality homes, alongside the infrastructure and services that underpin thriving places, while ensuring development responds to local priorities and ambitions.”
Stephen Teagle, CEO Partnership and Regeneration, Vistry and JV Representative PlacePoint Representative commented :“The acquisition of Gamston marks a significant step for PlacePoint. Our ambition is not just to deliver homes, but to create a sustainable, well-connected neighbourhood shaped by and for the community. We want Gamston to be a new place that PlacePoint and the residents can be proud of."
Further updates on the plans for Gamston will be shared as engagement progresses and proposals evolve.
