Vistry advances delivery of almost 800 new homes at Mapplewell and Blackmoorfoot

Vistry, the UK's leading specialist mixed-tenure housebuilder, is celebrating significant progress at its Mapplewell and Blackmoorfoot developments, where it is now delivering almost 800 new places to live.

Planning consent has been granted for 91 new homes in the second phase of Vistry’s development at Mapplewell, Barnsley. Construction will start immediately, with half of the 91 homes to be managed by affordable housing partner Vico Homes. Homes range from one-bedroom apartments to four-bedroom detached family houses.

Vistry is already delivering the first phase of 239 homes at Mapplewell, half of which are affordable and managed by Vico Homes. Vico Homes is a large housing provider, with more than 33,000 homes across the North of England.

Located around three miles from Barnsley town centre, just off the A61, the brownfield site is allocated in Barnsley’s Local Plan and is regenerating land formerly used for open-cast mining. The new homes will make a significant contribution towards meeting local housing need, supporting more people to live and work in the area.

Vistry has also completed the sale of a further 70 homes to Vico Homes at Blackmoorfoot, Huddersfield. Vistry is delivering 469 homes at Blackmoorfoot as part of a development that will deliver 700 homes in total.

In January, Vistry announced it had forward sold 154 homes to Vico Homes at Blackmoorfoot, in line with its partner-delivery model.

The remaining Vistry homes at Blackmoorfoot will be delivered as either private rent or open-market sale, with open-market homes sold through Vistry’s Bovis Homes retail housebuilding brand. Alongside Vistry, Miller Homes will deliver a further 231 homes.

The site, 3.5km south west of the town centre, is located on a former industrial area and some agricultural land. Under the new plans, it will feature green corridors, a central park and a variety of outdoor play areas, with 25% of it dedicated to being green space, achieving a 10% biodiversity net gain.

Andrew Poyner, Managing Director of Vistry West Yorkshire, said: “These milestones show the strength of our partner-delivery model at Mapplewell and Blackmoorfoot, where we will now deliver almost 800 homes. At Mapplewell, we are bringing a former open-cast mining site back into productive use and delivering a significant proportion of affordable homes. At Blackmoorfoot, our work with Vico Homes is helping to increase the availability of much-needed affordable homes.”

Joel Owen, Director for Development and Growth at Vico Homes, said: “We’re really pleased to be working with Vistry to deliver 390 high-quality affordable homes across Mapplewell and Blackmoorfoot. For the people and families who will live in them, these homes will mean having a secure, sustainable place to call their own. This partnership is key as we work towards our ambitious goal of delivering 10,000 high-quality affordable homes over the next 10 years.”
