Vistry and CBRE Investment Management agree deal for 60 affordable homes at 152-home Willow Park scheme in Buckingham

Vistry, the UK’s leading provider of mixed-tenure homes, has agreed a deal with global real asset investment management firm CBRE Investment Management (“CBRE IM”), on behalf of its UK Affordable Housing Fund (“AHF”), to forward sell 60 affordable homes within the 152-home Central Parcel of its Willow Park development in Buckingham.

Of the 152 homes being delivered in total on the Central Parcel, the 60 affordable homes being forward sold to CBRE IM comprise 47 for affordable rent and 13 for shared ownership. The remaining 92 homes will be sold on the open market. Construction commenced in December 2025 and is scheduled for completion in early 2029. Pinnacle Group has been appointed as managing agent.

Meanwhile, Vistry’s Southern Parcel at Willow Park is progressing at pace with Vistry having successfully handed over all 121 of the high-quality mixed-tenure new homes on this phase. This comprises 34 affordable homes delivered to Hightown Housing Association, 40 single-family rental homes for Leaf Living, and 47 
private for sale properties. 

Vistry’s Southern and Central parcels at Willow Park form part of the company’s wider strategy to deliver a total of 420 mixed tenure homes on the 14-acre site, located on the outskirts of Buckingham. The development has been designed to create a sustainable and vibrant community that helps meet demand for a broad range of housing options to meet local needs, in addition to the provision of infrastructure and public realm enhancements. Planned features include publicly accessible open space, an equipped play area, footpaths, and cycleways, all expected to be completed by summer 2026. Two attenuation basins have been installed to support sustainable drainage, and every home will benefit from solar PV panels and EV charging points.

Additionally, through an £8 million investment secured via a Section 106 agreement, Vistry will also enhance and develop local transport and social infrastructure, delivering significant benefits to the wider Buckingham community.
