Vistry and David Wilson Homes secure unanimous approval for 550-home East Grinstead neighbourhood

Vistry, the UK’s leading provider of mixed-tenure homes, and David Wilson Homes have secured unanimous approval from Mid Sussex District Council for a Reserved Matters planning application for 550 new homes on land west of Imberhorne Lane, in East Grinstead.

This approval marks a major milestone in the delivery of this sustainable new neighbourhood in West Sussex, which will be known as Alder Vale, where Vistry will bring forward 420 homes and David Wilson Homes will deliver a further 130 homes.

The Reserved Matters consent follows the grant of hybrid planning permission for the site in December 2025 and provides detailed approval for the residential element of the scheme. Detailed planning permission is already in place for the site's access infrastructure, Suitable Alternative Natural Greenspace (SANG), and new playing fields and sports facilities for Imberhorne School, while outline consent has also been secured for a care village, land for a two-form entry primary school and a mixed-use neighbourhood centre.

The approved plans will deliver a high-quality new neighbourhood that has been designed to respond to local character while creating a sustainable place to live, with extensive landscaping, green infrastructure and areas of public open space integrated throughout the development. The scheme will also provide 165 affordable homes, helping to meet local housing needs.

The application received unanimous support from members of Mid Sussex District Council's Planning Committee, demonstrating the collaborative approach taken throughout the planning process by the development team, council officers and local stakeholders.

Rod Martin, Managing Director for Vistry South East, said: "Securing unanimous approval for this Reserved Matters application is an important step forward for the development and reflects the commitment of everyone involved in bringing the scheme to this stage."

"From the outset, our focus has been on creating a high-quality neighbourhood that delivers much-needed new homes while also providing the infrastructure, green spaces and community benefits that will support East Grinstead's continued growth."

"The strong support shown by councillors and officers is a real endorsement of that vision, and we look forward to working with our partners to bring the development forward."

Campbell Gregg, Managing Director at David Wilson Homes Southern, commented: “Being granted approval for the development brings us closer to meeting the demand for high-quality new homes in East Grinstead. The plans include support for local infrastructure and services, in addition to affordable housing and green open spaces to benefit new and existing residents in the town.

“We are thrilled to receive unanimous approval for the development’s plans and look forward to bringing the vision for this new community to life.”
