Vistry and SNG boost affordable housing at Swindon’s King George Park with a major uplift of 187 additional homes

Vistry, the UK’s leading provider of mixed-tenure homes, and its joint-venture partner SNG (Sovereign Network Group), have confirmed the delivery of an additional 187 affordable homes at the King George Park development in Lotmead, Swindon.

This uplift has been supported by funding from Homes England as part of the Government’s drive to deliver 1.5 million homes. It increases the affordable housing provision in the first phase of the site from 61 to 248 homes, significantly expanding access to high-quality, modern housing for local people.

Vistry Cotswolds holds reserved matters consent for the first 497 homes within the up to 2,500-home King George Park development. The initial phase will deliver:

· 72 private sale homes through Vistry’s Bovis Homes brand

· 329 affordable homes in partnership with SNG

· The remaining 96 plots will be split between PRS and additional affordable homes

Of the 187 additional affordable homes now confirmed, 137 will be for shared ownership and 50 for affordable rent. They will all meet SNG’s sector leading Homes and Place standard, marks the housing association’s commitment to building and maintaining good quality homes and better places to live.

There is an acute shortage of affordable homes in the area and increasing that offer on one of the most significant urban regeneration projects in the UK is great news. It will not only help shape this new community but also assist Swindon Borough Council’s aspirations to kick start economic growth in the town and wider region.”

Vistry is further supporting the delivery of this new neighbourhood through a £60 million investment into education, healthcare, transport, and community infrastructure. Planned facilities include allotments, sports pitches, play areas, cycling routes, a new road, and a sports pavilion.

Construction at King George Park began in summer 2024. The development forms part of Swindon’s New Eastern Villages programme, a major 417-acre strategic urban extension that will deliver around 8,000 new homes alongside a new local centre, two primary schools, significant green space, a sports hub, and major employment, retail, health, education, and leisure facilities.

Councillor Marina Strinkovsky, Swindon Borough Council’s Cabinet Member for Placemaking and Planning, said: “This significant increase in affordable homes at King George Park is very welcome news for Swindon. Securing more genuinely affordable options at such an early stage, will ensure local people can benefit from this major development from day one.

“Delivering homes people can afford is very important to our mission of building a Fairer Swindon. Our planning team has worked closely with Vistry so that King George Park delivers a well-planned, sustainable community with the right infrastructure, green spaces and services in place. I’m pleased to see that vision continuing to take shape.”

King George Park will provide a broad mix of one-bedroom apartments and two- three-, four-, and five-bedroom homes. The first residents moving in from Spring 2026.
