Vistry appointed to deliver 151 affordable homes by Notting Hill Genesis at Rotherhithe Reach

Vistry, the UK's leading provider of mixed-tenure homes, has been appointed to deliver 151 affordable homes by Notting Hill Genesis, through their subsidiary Springboard Two Housing Association, at Rotherhithe Reach, unlocking the regeneration of a former gasworks site on Salter Road in south-east London.

The development, made possible by funding from the Greater London Authority, will transform a former gasworks and disused gasholder site into a well-connected new neighbourhood, bringing a long-vacant brownfield site back into productive use while delivering 151 much-needed affordable homes and new public spaces for the community.

The 151-home development is made up of 127 apartments and 24 family houses. All of these homes will be delivered as affordable housing, comprising 43 affordable rent homes and 108 shared ownership properties. The scheme was originally designed by Maccreanor Lavington, with A&Q Partnership subsequently appointed to lead the design through the construction phase.
Located in a constrained urban setting adjacent to existing residential homes and Surrey Water, the development has been carefully designed to reflect the site's industrial heritage while delivering high-quality contemporary architecture and landscaping.

The scheme will also provide extensive community and environmental benefits, creating a high-quality place for residents and delivering approximately 0.46 hectares of publicly accessible open space, a new landscaped green link between Salter Road and Windrose Close, dedicated children's play space and enhanced access to Surrey Water and surrounding routes.

The development exceeds biodiversity and urban greening requirements and will feature extensive tree planting, rain gardens and biodiverse green roofs, creating long-term environmental value alongside new homes. Sustainable travel measures will include cycle storage, electric vehicle charging points and a car club.

Construction is expected to commence in May 2027, with completion anticipated in March 2029.

Robert Wilkinson, Regional Managing Director of Vistry, said: “Rotherhithe Reach represents a significant brownfield regeneration opportunity that will transform a redundant former industrial site into a thriving new neighbourhood. Working in partnership with Notting Hill Genesis, we are unlocking a complex site to deliver 151 much-needed affordable homes, including family housing and new shared ownership opportunities.

"Alongside new homes, the scheme will create high-quality public spaces, environmental enhancements and improved connections for residents, helping to build a sustainable community that supports the continued regeneration of the Rotherhithe and Canada Water area. This is exactly the type of partnership-led development that brings challenging sites back into use and delivers lasting benefits for local communities."

Matthew Cornwall Jones, Chief Homes Officer at Notting Hill Genesis, said: “We are pleased to be working with Vistry to deliver a fully affordable scheme at Rotherhithe Reach. Made possible by funding from the GLA, we will be transforming this long-vacant brownfield site into a thriving new neighbourhood, providing much needed affordable homes, new green spaces and lasting benefits for residents and the wider community.”

“Despite the challenging operating environment, we at NHG are determined to keep playing our part in tackling London’s housing crisis. Rotherhithe Reach will provide secure, high-quality housing for hundreds of families in Southwark, giving more people the opportunity to put down roots, build stable futures and contribute to the local community.”
