Vistry completes first handover to Clarion at King James’ Park in Newmarket, Suffolk
Vistry, one of the UK’s leading providers of mixed-tenure homes, has completed the first handover to Clarion Housing Association, one of the UK’s largest housing associations at its King James’ Park development in Newmarket.
The first homes have been handed over, comprising four shared ownership properties and marking the start of a wider programme that will see Vistry deliver 200 affordable homes to Clarion.
The handover forms part of Vistry’s wider delivery of 400 homes at King James’ Park, with the 200 homes being delivered in partnership with Clarion accounting for half of the overall development. The remaining homes will be marketed for private sale under Vistry’s Bovis Homes and Linden Homes brands.
The first four shared ownership homes will provide an accessible route into home ownership, enabling eligible buyers to purchase a share of their property and pay rent on the remaining portion. Delivered
through Vistry’s partnership with Clarion, the homes will broaden housing choice in Newmarket and help meet local demand for high-quality, affordable homes.
In total, Latimer by Clarion Housing Group is offering 36 of the homes at King James’ Park for sale through shared ownership, spanning a mix of one-, two-and three-bedroom bungalows and houses. Set in West Suffolk, the development combines the charm of Newmarket’s historic market town with the surrounding countryside, and benefits from excellent transport links to Cambridge, which can be reached in around 30 minutes.
Construction continues across the wider development, which is anticipated to complete in 2029.Located approximately one mile from Newmarket town centre, King James’ Park will provide a mix of homes
alongside new community infrastructure. Plans for the development include a multi-use games area, a neighbourhood play area, public open space and areas of enhanced natural habitat, as well as new footpaths and cycle routes.
