Vistry to build 82 new affordable homes in Northampton in partnership with West Northants Council

Vistry, the UK’s leading provider of mixed-tenure homes, is breathing new life into a former industrial site on Harlestone Road, Northampton, having secured planning permission for 82 much-needed affordable homes and completed the purchase of the site. This ambitious project, delivered in partnership with West Northamptonshire Council (WNC), will see the disused brickworks and garage evolve into a thriving, sustainable community.

The 7.48-acre brownfield site will soon offer a diverse mix of one- and two-bedroom maisonettes and apartments, alongside spacious two-, three-, and four-bedroom family homes. Designed to meet the needs of local families, including those on lower incomes, the development boasts excellent links to the town centre and nearby schools, all while preserving the area’s mature trees and woodland.

Vistry’s commitment to sustainability is at the heart of this project. All the houses will be constructed using modern methods of construction, with timber frame panels produced at the Vistry Works factory in Bardon, Leicestershire. This will improve the sustainability and speed of the construction process, as well as reducing disruption for the local community. Each home built using these panels emits 14,460kg CO2e less than a traditional brick-and-block house.

Andy Reynolds, Managing Director of Vistry South East Midlands, said: “We are thrilled to have received planning permission to build these much-needed family homes in Northampton, clearly demonstrating our commitment to planning high-quality communities that meet the diverse housing needs of individual areas.”

“This is a positive step for Northampton, bringing a disused brownfield site back into use to deliver 82 high-quality, affordable homes. Working with WNC, we’re helping meet local housing need while supporting sustainable construction and creating a welcoming new community for local families.”

Cllr Charlie Hastie, Cabinet Member for Housing and Communities at WNC, said: “The delivery of 82 new affordable homes is extremely important for Northampton and reflects our commitment to ensuring local people have access to good-quality, affordable housing.

“This development will help address housing need across the area, support families on lower incomes and bring a long-disused site back into productive use. We are working closely with Vistry to ensure these homes are built sustainably and form part of a thriving, well-connected community for years to come.”

Site clearance and demolition work will start in the coming weeks with the first residents expected to move in in 2027. Vistry looks forward to welcoming new families next year creating a lasting legacy in Northampton.
