Work begins on site as Vistry secures planning approval for 270 new mixed-tenure homes at Beaulieu, Chelmsford
Vistry Group, the UK’s leading provider of mixed tenure homes, in partnership with its Beaulieu JV partner L&Q, is pleased to announce that work has now commenced on site after securing planning approval for the next phase of residential development at its Beaulieu development in Chelmsford. This important milestone will deliver another 270 mixed-tenure new homes, further strengthening the joint venture’s commitment to creating a vibrant, inclusive and sustainable community.
Construction on this latest phase at Beaulieu begun in January 2026, with the first homes anticipated for delivery in October 2026. This latest phase will deliver 270 high quality homes, of which 73 will be affordable, 59 PRS, and 138 will be for private sale.
In partnership with L&Q, the vibrant Beaulieu district in Chelmsford will ultimately deliver up to 3,600 high quality new homes, of which 30% will be affordable. The JV has already created over 2,000 new homes at Beaulieu, alongside the Beaulieu Square neighbourhood, an NHS Healthcare Centre, and a new all-through primary and secondary Beaulieu Park School.
Residents at Beaulieu now benefit from the newly opened Beaulieu Park train station which opened to passengers in October 2025, after over thirty years of planning for the delivery of this critical piece of infrastructure as part of the Beaulieu development. The new station has had a transformative impact on local residents, providing easy and quick access into London and easing congestion in and around Chelmsford town centre.
